Acquisitions
Opportunities for investment are sourced through regular contact with senior investment agents in the UK, as well as Property Companies and Property Funds. Paul and Gerry will appraise in detail the growth potential of income and capital of targeted assets, as well as assessing capital expenditure and property costs. We oversee the process of acquisition, surveys, environmental assessments and the legal documentation, ensuring that all due diligence is undertaken accurately and thoroughly. We also explore all ESG potential.


Asset Management
Paul leads all aspects of the management of the assets to enhance income through:

• Regular occupier contact across the portfolio

• Leasing of vacant space

• Production of a standard suite of institutionally acceptable documents including Leases, Agreements to Lease, Licences to Alter property, Deeds of Variation, Surrender Agreements, Landlord’s Waiver Agreements

• Co-ordinating Heads of Terms for all new leasing activity and lawyers instructed accordingly

• Negotiation of new Leases, agreed with occupiers and their advisors

• Lease renewals, undertaken with existing tenants, including negotiations to remove lease breaks

• Chasing rent arrears and co-ordinating bailiff action required

• Arranging for Schedules of Condition, Schedules of Dilapidations and contract administration

• Refurbishment specifications and Cap-Ex budgets tightly controlled

• Small works contracts for refurbishment prepared by the legal team

• Refurbishment projects co-ordinated through a panel of suitable contractors, with Cap-Ex budgets prepared in accordance with approved Business Plans

• Rent reviews will be co-ordinated through specialists

• Implementation of rates-saving schemes

• Overseeing Property Management and Facilities Management

• Rent and Service Charge collection collated through the Property Managers

• Property Insurance co-ordinated by suitable brokers


Reporting
Regular reporting will be anticipated across all disciplines, with attendance at Board Meetings where required.
